How is estate-agent commission calculated in Kenya?
For a property sale, the statutory fee is 10% of the first KSh 100,000, 6% of the next KSh 900,000 and 3% of the residue. A KSh 5 million sale therefore produces KSh 184,000 before VAT or other agreed charges.

Which letting commission scale applies?
- Residential lease up to one year: 7.5% of annual gross rent.
- Residential lease over one year: one month's rent.
- Commercial sole agency: 7.5% of annual gross rent.
- Commercial general agency: 10% of annual gross rent.
What are statutory property-management fees?
Scale 4 sets residential management at 10% of gross rent, reducible according to the circumstances but not below 5%. Commercial management is 7.5% of gross rent or another agreed rate, but not below 2.5%. Select “Manage a rental property” above and enter the rate in the written management agreement.
