Property management software is usually far cheaper than a percentage-based managing agent — but pricing models differ, so a like-for-like comparison matters. This guide explains how much property management software costs in Kenya, the three pricing models you’ll encounter, and real, dated prices for the main platforms.
The three pricing models
- Flat monthly tiers — a fixed price per plan with a unit/property allowance (e.g. Pangoni). Predictable; the cost doesn’t rise every time you add a unit within your tier.
- Per-unit / per-occupied-unit — you pay per unit or per occupied unit each month. Cheap when you’re small; scales up as you grow.
- One-time / lifetime licence — pay once, own it (e.g. Pangoni’s Lifetime). Higher upfront, no recurring fee.
Many vendors also keep enterprise/agency pricing quote-based — you have to contact sales for a figure.
Pangoni pricing
Pangoni prices per audience tier, not per property, and all paid plans include a free trial, M-Pesa collection, and KRA eTIMS-ready invoicing (prices exclusive of 16% VAT):
- Landlords: Free for up to 3 units; Pro from KSh 1,500/month; Elite KSh 3,500/month; Lifetime KSh 45,000 one-time. Landlord pricing.
- Agents: from KSh 1,200/month (Starter) to KSh 6,000/month (Elite). Agent pricing.
- Agencies: from KSh 4,500/month (Starter) to KSh 12,000/month (Pro), with custom Enterprise from KSh 30,000/month. Agency pricing.
What other Kenyan platforms charge
Published prices from other Kenyan platforms give a sense of the market. Where a vendor doesn’t list prices publicly, we’ve said so rather than guess:
| Platform | Entry pricing | Model |
|---|---|---|
| Pangoni | Free, then from KSh 1,500/mo (Lifetime KSh 45,000) | Flat tiers + lifetime |
| RentalDesk | From KSh 5,000/mo (published) | Flat tiers |
| Rent Rahisi | Property Management KSh 5,000/mo (published) | Flat tiers |
| Silqu | Not publicly listed (quote-based) | Quote |
| RESMA | Not publicly listed (quote-based) | Quote |
Competitor pricing last verified 2 July 2026 from each vendor’s website: RentalDesk, Rent Rahisi, Silqu, RESMA. Prices change — confirm current figures with the vendor before deciding.
How to choose
Cheapest isn’t always best value. Weigh the price against what’s included — automatic M-Pesa reconciliation, KRA eTIMS/MRI readiness, per-owner statements, and support all matter. Frequently asked questions
It ranges from free for small portfolios to roughly KSh 1,500–12,000+/month depending on units and features, plus quote-based enterprise plans. Some vendors charge per unit; others (like Pangoni) use flat tiers or a one-time lifetime licence.
Yes. Pangoni has a free Landlord plan for up to 3 units that includes M-Pesa collection and core features. Some other platforms also offer limited free tiers — check current terms on each vendor’s site.
Both models exist. Per-unit pricing is cheap when you’re small but rises as you grow; flat-tier pricing (Pangoni) stays fixed within your plan’s allowance, and a lifetime licence removes the recurring fee entirely.
Usually, and increasingly so as your rent roll grows — software is a flat fee while agents typically charge around 8–10% of rent collected. See our property management fees guide for the comparison.
